of a typical rural house and an elegant Art Nouveau villa surrounded by a large
private park of over one hectare. We offer to our guests swimming pool with
stone barbecue and bathroom, private tennis court, table tennis, jogging track
on gravel inside our large park.

The rural house is composed of two large and independent apartments that can be
offered individually or togheter for a total of 10 beds. The rural house offers
4 covered parking spaces too.

The apartment "Francesco", located on the ground floor and first floor, offers
140 sqm of comfort and a wonderful view of the park ! It consists of a living
area, dining room and fully equipped kitchen, all with outdoor access. In
addition, 1 bathroom and a large outdoor porch. Upstairs there are 3 double
bedrooms, which one with loft, and 1 bathroom with shower. Ideal for 6 guests.

The apartment "Laura", located on the first floor, is part of the rural house
with indipendent entrance and private garden; it has a large fully equipped
kitchen, dining room, living area, 2 bedrooms and 1 bathroom. Ideal for 4 guests.

The Art Nouveau Villa is composed of two luxury and indipendent apartments that
can be offered individually or togheter for a total of 14 beds. The Art Nouveau
Villa offers 3 garages for cars too.

The apartment "Liberty 1", located on the ground floor and first floor, consists
of a beautiful living area with fireplace, large fully equipped kitchen with
dishwasher, dining room, spacious outdoor porch, 2 bedrooms and 2 bathrooms. On
the first floor there are 3 other bedrooms and 3 bathrooms. Ideal for 10 guests.

The apartment "Liberty 2", located on the second floor and beautifully attic,
consists of a cozy living area with fully equipped kitchenette, 2 bedrooms and 1
bathroom. Ideal for 4 guests.

An offer particularly ideal for large families or groups of friends wishing to
spend a quiet holiday, surrounded by the privacy of a large park.

We are located half an hour by train from Venice, 45 minutes from Verona, 30
minutes from Vicenza and 5 minutes from Abano-Terme, renowned SPA which offer
favorable rates to our guests.

The property is an ideal starting point for excursions, wine and food tour,
mountain biking in the park: we will be happy to provide documentation and maps !

HOW TO REACH US

By car from North: from motorway A4 exit Padua Ovest then continue on West Ring
Road (Australia street) until the junction to Abano-Terme. Continue for
approximately 4 km until you reach Abano-Terme, then follow the signs for the
Hills Ring Road West. At the roundabout near the Equestrian Center turn to Via
Appia Monterosso in direction of Monterosso - Praglia. Drive about 6 km in
direction of Teolo up to the intersection with the Hills Provincial Road, here
turn left and always keep the direction of Teolo. 100 m after the roundabout
turn left towards Luvigliano, after about 100 meters on the right there is our
property.

By car from South: from motorway A13 exit Terme Euganee and take the Provincial
Road to Abano-Terme. Continue for approximately 4 km until you reach
Abano-Terme, then follow the signs for the Hills Ring Road West. At the
roundabout near the Equestrian Center turn to Via Appia Monterosso in direction
of Monterosso - Praglia. Drive about 6 km in direction of Teolo up to the
intersection with the Hills Provincial Road, here turn left and always keep the
direction of Teolo. 100 m after the roundabout turn left towards Luvigliano,
after about 100 meters on the right there is our property.

By train
The nearest railway stations (FFSS) are Montegrotto at 1 km and Padua at 10 km.
