A unique beachfront property is for rent during parts of the year. The property, which faces west on 40 m
of beach, is situated at Ljan near Katten bathing beach. It affords a 180-degree panoramic view over the
fjord, the islands and Oslo city center.
The property includes a deep-water dock, an anchor buoy with 23-foot sailing catamaran, a small bay for
swimming, a 14-foot row/motorboat (15 hp) and a kayak. The charming outdoor area features a large
Weber gas grill, Primus Trio outdoor kitchen, outdoor hot-water shower, Sonos music system, wireless
Internet, heat lamp, reclining chairs and much more.

The concept is developed by architect Andreas Tingulstad (a-lab architects), and makes the most of every
cubic millimeter. The kitchen is fully equipped with the latest appliances, like a Miele oven with induction
cooktop and micro­wave as well as a dish­washer, refrigerator, freezer, ice maker, Nespresso coffee
machine, citrus press, toaster, salad spinner, chef's knives, porcelain tableware and glasses for wine,
cognac, cold drinks, etc., etc.

In the living room is a Sony flatscreen and a home cinema from Hi-Fi klubben, all integrated into the wall;
there is also a library of films and books, and a variety of family games.

The dining area (with room for 10) is a panoramic alcove with a 180-degree view across the Oslo fjord,
including its islands and the buildings of downtown Oslo. The dining table can be lowered and converted
into a romantic double bed for two adults.

The modern-style bathroom features Bisazza mosaic, sandblasted glass and Philippe Stark interior design.
The Sonos music system plays here too. Heated floors, exhaust fan.

In the first-floor bedroom you'll find four bunk beds with spacious sliding-door storage under the lower
beds.

There are two roomy sleeping lofts; the smaller of them sleeps two adults while the larger also serves as a
sitting area, with TV, DVD, PlayStation, wireless Internet, music system, etc.

The whole interior is well lit and modern, with specially adapted furniture and Expo Nova Lys lighting. A
combined heat pump and air conditioning unit ensures comfortable indoor temperatures year round.
Light-proof roller blinds on every window, used in conjunction with the air conditioning, make it easy to
regulate both darkness and temperature even in the middle of summer.

The catamaran may be rented for an additional NOK 2,000 (Euro 250) per week, the motorboat for NOK
1,000 (Euro 125). The kayak is free.

It is installed fire and burglar alarm with direct communication to the security center.

Electricity is not included in the rent. The electric meter will be read at check-in and check-out.

From Oslo city center, take bicycle, car or bus south on Mosseveien. After the Ulvøy Bridge and then
Katten beach, you’ll come to the Gladevollen bus stop. There is a parking spot here for one car. Walk 50
m south to the beach, where a sign says “Saltkråkan”. The rental property is named Båtsmann, while the
other two nearby homes are Tjorven and Farbror Melker
